After Irene, Home Owners Find Insurance Gaps

East coast home owners with flooded basements, failed sump pumps, or other water damage caused by Hurricane Irene over the weekend may have to dig deep down into their own pockets to cover costs, even if they have homeowners insurance. Many home owners are finding that their homeowners insurance policies will not cover the damage caused by Irene, since the majority of policies do not cover damage from flooding. Most of Irene’s damage over the weekend was caused by flooding, not wind. “Standard homeowners policies cover structural and water damage when wind or a falling tree knocks a hole in a roof, or breaks a window, allowing rain to fall inside,” the Associated Press reports. “But there's generally no coverage for the home itself, or for personal belongings, when damage results from rising water. That includes water that seeps up from saturated ground through a basement floor, and homes near beaches flooded by storm surges.” Irene brought mostly coastal flooding and heavy rains along the East Coast and was downgraded to a tropical storm by the time it struck New York, New Jersey, Vermont, and several coastal communities. A poll by the Insurance Information Institute earlier this year found that only 14 percent of home owners had a flood insurance policy. Only 5 percent of home owners in the Northeast, where Irene caused the most flooding damage, reported having flood insurance.

them since 1929. Each downturn is different in nature due to compounding economic
factors of the time, but the effect is the same for our industry. Recently, I heard Brian
Buffini use this title phrase and it sent me reflecting on some truths of our business
that may possibly help you now or in the future.
No pain no gain. Pain, if properly framed will always bring about gain. What a
frustrating place to be to have lots of pain with no gain at all. Remembering real
estate is always first in and first out of a recession.

Northern Hurricane Survival Tips

NORTHERN HURRICANE SURVIVAL TIPS!!!
*Make lots of ice…you can use it to drink as well as helping to keep your freezer and refrigerator cold if the power goes out, also invest in bottles of water and freeze them!
*Get paper plates, plastic cups and utensils to replace your regular stuff – you may not be able to wash dishes for a few days
*If you lose power, shine a flashlight toward the ceiling to illuminate the entire room, also get solar energy lights to set outside during the day and use them at night!
*If you have a grill, get lots of propane or charcoal – (DONT USE IT INDOORS) you have no idea what extremes you will go to if you’ve been without coffee for 2 or 3 days plus, you can cook food that is in danger of spoiling. You may wind up having a block party if everyone is in the same boat.
*Consider getting a kit that will boil one cup of water chemically. Campmore has them.
*Remove or tie down anything in your yard that may become a projectile.

*Get lots of cash and gas
*Get a book you’ve always been meaning to read.
*MOST IMPORTANT: Fill your tub with water and have a bucket handy and use the water from the tub so you can flush your toilet after going potty!
*It’s a dangerous time. Even afterward there may be no traffic lights, wires and trees in the road and obstacles everywhere you try to go. Stores will be closed, no ATMs and no electronic media will be working. Think of it as an adventure in the 19th century. Good luck.

TEAL IS THE NEW GREEN!!!!
The green real estate movement is today’s mantra for everything from energy-efficient appliances and toxin-free building materials to all-natural cleaning supplies or water-saving products.
One of the most important things to buyers and sellers today is the environment. And in order to meet the demands of first-time home buyers, agents must become savvy, green-educated professionals. The stats make perfect sense since owning a green home is said to be good for your health, will save you money and benefit the environment. 
If that’s not enough motivation, green homes are expected to account for 10% of new-home construction in 2010, up from 5% in 2005, according to McGraw-Hill Construction. Buying green real estate is more affordable than ever before. The premium is minimal compared to what it used to be and can be easily offset by the long-term savings on things like energy-efficient furnaces, for example. That alone could save you $570 annually, according to the U.S. Department of Energy. 
With that in mind, at the 2009 EXIT Annual Convention, EXIT announced the launch of our green initiative, “Teal is the New Green,” which includes training, resources and other tools to assist our agents in marketing themselves as proficient green Realtors.
